Open Concept Kitchen Design
in Mar Vista
A kitchen design project in Mar Vista, shaped around space planning, material direction, visual balance, and a cohesive design-build approach that connects the concept with the way the home is actually built.
Designed With
Purpose and Flow.
This Mar Vista kitchen design focuses on a more open, connected layout with materials, cabinetry, lighting, and surfaces planned as one complete composition.
The goal was to create a kitchen that feels elevated without becoming cold — refined enough for the architecture, but practical for daily use.
A Clear Vision
Before Construction.
Before construction begins, a 3D model helps homeowners clearly understand how the new kitchen will look and function. For this project, the model helped review the open-concept layout, island proportions, cabinet arrangement, appliance locations, lighting, backsplash, flooring, and finish combinations.
This step is especially helpful when a project includes major layout changes, such as removing walls or expanding the kitchen footprint. Instead of relying only on imagination, the homeowners could see how the space would come together and make confident design decisions before materials were ordered.
The Details That
Defined the Kitchen.
Open-Concept Layout
Removing load-bearing walls allowed the kitchen to connect more naturally with the surrounding living areas, improving both daily function and flow.
White Shaker Cabinets
The perimeter cabinetry was designed with white shaker custom cabinets for a clean, timeless look that keeps the space bright and balanced.
Paneled Appliances
Paneled refrigerator, freezer, and dishwasher units were included to create a more built-in, refined appearance throughout the kitchen.
12-Foot Blue Island
The large blue shaker island became the centerpiece of the kitchen, adding prep space, storage, seating, and a strong custom design statement.
Herringbone Backsplash
The herringbone backsplash adds movement, texture, and visual interest while connecting the white cabinetry with the blue island.
Design-Build Planning
Layout, engineering, cabinetry, finish selections, permits, and construction details were considered together from the beginning.
Design and Construction
Planned Together.
This kitchen is a good example of why design and construction need to work together. Removing load-bearing walls, planning a large island, integrating paneled appliances, and designing custom cabinets all require coordination between layout planning, engineering, material selection, and construction.
At Overland Remodeling and Builders, we help homeowners plan the remodeling process from start to finish, including design, material selections, drafting and engineering, permits and approvals, construction, and the final walkthrough.

A 3D kitchen design helps homeowners visualize the layout, cabinet style, appliance placement, island size, lighting, backsplash, and finishes before construction begins. It makes it easier to understand how the kitchen will look and function, especially when the project includes major changes such as removing walls or changing the floor plan.

Yes, load-bearing walls can often be removed, but the work must be planned properly with structural considerations, engineering, and permits. When a wall supports part of the home, the design must include the correct structural solution so the kitchen can be opened safely and correctly.
-
Paneled appliances are a great option for homeowners who want a cleaner, more custom kitchen design. A paneled dishwasher, refrigerator, or freezer blends into the cabinetry, creating a seamless look that works especially well in high-end and open-concept kitchens.

A large kitchen island can provide additional storage, prep space, seating, and visual impact. In this Mar Vista kitchen design, the 12-foot island became the main focal point of the room while also improving function for cooking, gathering, and entertaining.
