Mar Vista Kitchen Remodeling Case Study
A full kitchen transformation designed to open the home, improve flow, and create a bright, functional gathering space for everyday living.
From enclosed kitchen to open gathering space.
This Mar Vista kitchen remodel transformed an enclosed and disconnected layout into a bright, open, and highly functional kitchen. The project involved careful planning, demolition, structural opening, and a full interior rebuild to improve the relationship between the kitchen, dining area, living space, and backyard.
The original layout felt separated from the rest of the home.
The original kitchen had strong potential, but several walls, doorways, and ceiling transitions interrupted the flow. The space connected to multiple rooms, but the openings felt narrow and visually disconnected.
Existing wall and opening conditions were reviewed as part of the plan to improve flow between the kitchen and adjoining living areas.
The original kitchen was partially boxed in, limiting the sense of openness between rooms.
Ceiling and beam conditions were part of the planning process before construction began.
The project required more than finish upgrades — it involved rethinking how the kitchen connected to the surrounding home.
Planning the new kitchen before construction moved forward.
Before construction moved into the finish stage, the homeowners were able to see the new kitchen direction through a layout plan and 3D visualization. The design centered around a large island, better circulation, improved lighting, and a refined material palette.
Concept plan showing the kitchen, island, dining connection, and open flow into the living area.
3D visualization helped communicate the island layout, lighting, cabinet colors, and overall direction.
The design included white cabinetry, a contrasting island, statement pendants, and a green herringbone backsplash.
Opening, protecting, rebuilding, and refining the space.
Once the layout was finalized, the project moved through floor protection, demolition, open framing, insulation, drywall, cabinet installation, countertops, backsplash, and appliance installation.
Floor protection before demo
Before demolition began, the surrounding hardwood floors and adjacent areas were carefully covered to help protect the home during construction.
Demolition and opening the kitchen
The existing kitchen walls, ceiling areas, and finish materials were removed so the new layout could be built correctly from the inside out.
Framing, insulation, and hidden work
Once the kitchen was opened, the framing, ceiling, and insulation were exposed. This stage allowed the team to coordinate layout changes, electrical, ventilation, and finish details before closing the walls again.
Cabinets, counters, backsplash, and appliances
The kitchen came together through custom cabinetry, quartz countertops, detailed backsplash installation, professional appliance placement, and final finish coordination.

A brighter kitchen that now feels connected to the home.
The finished kitchen now feels open, bright, and thoughtfully connected to the surrounding living spaces. A large island anchors the room, while the white cabinetry, dark island, brass hardware, wood hood detail, and green herringbone backsplash create a clean but distinctive design statement.
The new island creates a central gathering point with seating, storage, and prep space.
The kitchen now connects more naturally with the living area and backyard.
The backsplash and custom hood bring texture, color, and warmth to the main cooking wall.
The completed kitchen balances high-end finish details with everyday functionality.
Custom cabinetry and integrated storage help keep the new kitchen clean and functional.
Every stage was coordinated before the final finishes went in.
This project worked because the remodel was approached as a full design-build transformation, not a surface-level update. The layout, structural openings, ceiling conditions, cabinet plan, lighting, ventilation, countertops, backsplash, and appliance placement all had to be coordinated together.
By managing the process from planning through construction, Overland Remodeling & Builders helped turn a disconnected kitchen into a more open, polished, and functional part of the home.
